Modern Make-Ready specializes in the maintenance portion of a make-ready, in other words the "punch". We don't spread ourselves to thin by trying to tackle the paint and clean too. We know what we do and exactly how to do it - efficiently. We don't utilize subcontractors for our maintenance make-readies. We are the ones you will see on property doing the work because we have the experience to do so and do so well. We don't need every turn on your property - just the ones that have become too much.

FAQs

How does it work?

1. E-mail us at contact@modernmakeready.com with the unit number, bed count, and preferred punch date. (Prefer texting? Shoot us a message at 615-981-1433). We quickly confirm availability and get you scheduled. (In a bind? We do our best to help out last minute requests - just shoot us a message and we’ll try to make it happen!)

2. On your scheduled date, a team member will check-in at the office to verify unit numbers and collect the keys.

3. After the punch is completed, you have the opportunity to walk the apartment with our technician same-day to ensure satisfaction before we ever leave the property.

4. An invoice is sent within approximately 24 hours, including any required invoicing details (PO #s, service dates, etc.).

What is included?

Our Basic Make-Ready includes items you would find in a standard maintenance make-ready. While there is an overall standard, each property is unique and we take pride in learning the items specific to your property as well.

This includes: door sweeps, hinge adjustments, light bulb replacements, door stops, damaged cover plate replacements, damaged blind replacements, cabinet hinges, pull chains, drains, caulking, toilet seats, showerheads, cabinet handle adjustments, bathroom hardware adjustments, one-off fixture replacements, etc.

The Upgraded Make-Ready includes everything you find in the basic make-ready PLUS upgrades that apply to the whole unit.

This includes: whole unit faux wood blind installs, light fixture upgrades, cover plate changes, cabinet handle changes, bathroom and kitchen faucet upgrades, bathroom hardware changes, etc.

Think of this as your "mini" renovation option without the hassle of a full renovation or the time commitment from your technicians to upgrade an entire unit in addition to the normal make-ready. We do complete many of these items as one-offs in the basic package, but this package is intended for upgrades that are occurring throughout the entire unit and not just here or there. How is your pricing structured?

Our labor-only pricing is based off of bedroom count and starts at $325/unit for a standard maintenance make-ready. We offer annual set pricing to make it easy on your budget and forecasts. With no contracts, you can utilize our services as a one-time solution or on an as needed basis.

What materials do you use?

Each property is unique in the materials needed, so we partner with you utilizing the materials on-site to complete the maintenance make-ready quickly and efficiently.

How many units can you do?

Our experienced technicians can do 5 units per day. Whether you just need a helping hand for a week and need a couple of units taken off your team's plate or are looking for an ongoing make-ready solution, we do it all.
